Ocean Pines was laid out as a planned community starting in the late 1960s, on the mainland side of the water across from the coast, and it grew section by section from there. That history shows up in the driveways. A street built in the 1970s, a street built in the 1990s and a street built last decade all have surfaces at completely different stages of their life, sometimes within a few hundred feet of each other.

The layout adds its own wrinkle. The roads curve, the lots are wooded, and a lot of drives are short with a tight turn in off a bending street. That is a different job from a straight run out in the county, and it is worth planning before the truck shows up. We look for both before we quote anything.

Then there is the ground itself. This is flat coastal plain sitting between the bay and the ocean, and the water table is close to the surface. Some lots drain well and some hold wet for days, and you cannot tell which is which by standing on the grass. So we dig, we look at what comes out, and we set the falls so the water leaves the drive rather than sitting in a low spot and working its way into the base over a winter.

MD 589, Racetrack Road, is the spine of the whole area and our way in and out, running between US 50 to the south and US 113 to the north.
