Most business owners who call us do not need a new lot. They need four or five bad areas dealt with before the whole surface starts to go. A lot is a big investment, and the difference between a repair year and a replacement year is usually whether somebody dealt with the first few soft spots in time.

We repair lots for churches, shops, offices, apartment and mobile home communities, and farm and poultry operations across Caroline, Dorchester and Talbot counties. Residential and commercial work both, out of our yard in Federalsburg, and we have been at it for three generations.

A repair only lasts if somebody works out why that area broke in the first place. We look at the traffic, the falls and the base before we price anything, on every lot we visit, including the lots we look after around Cambridge.

What does a proper parking lot repair involve?

We saw cut the failed area back to sound asphalt in a square or rectangle, not a ragged hole. Then we dig the broken material out, get down to solid ground, and find out whether the problem was the surface or the base. Nine times out of ten on a lot, it was the base.

Soft or wet material comes out and clean stone goes back in, compacted in lifts so it locks up instead of settling later. Then hot mix goes in, tamped and rolled, and the joint is sealed so water cannot get in around the edge of the new patch. That is the same build we use under every surface we lay out of Federalsburg, just in a smaller footprint.

Why does the same spot in our lot keep breaking?

Because something about that spot is different. It is usually one of three things: water sits there, a truck turns there, or something heavy parks there for days at a time. Patch the hole without changing any of that and you are buying yourself one season, maybe two.

Dumpster pads, delivery lanes and the entrance off the road are the classic repeat offenders. A dumpster gets dropped hard and then dragged, and a loaded truck grinds its wheels sideways instead of rolling. Those areas need a deeper section than the rest of the lot, and sometimes they need the fall changed so the water leaves. For what an accessible lot has to provide once you are rebuilding areas of it, the US Access Board publishes the ADA standards.

Repair the lot, resurface it, or replace it?

Walk it with us and it usually sorts itself out. If the bad areas add up to a small share of the surface and the rest is tight and draining, repairs are the right buy. If the whole lot is grey, raveling and cracked in a web pattern, you are past patching and money spent on holes is money wasted.

In between those two there is a middle answer. Repair the failed areas first, then put a new wearing course over the whole lot so it looks and drains like a new surface for a lot less than a full rebuild. We will tell you which of the three you are actually looking at. If the problem is a home drive rather than a business lot, driveway repair is a different job with different numbers.

How long does a parking lot repair take?

Most repair jobs are one or two days on site, depending on how many areas need cutting out and how deep the base work goes. We give you the schedule before we start, and we phase the work so part of the lot stays open.

Can you repair our lot without closing the business?

Yes. We work a section at a time and coordinate around your busy hours and your delivery windows. Tell us when the trucks come and when your customers arrive, and we plan the sequence so there is always somewhere to park.

How soon can cars drive on a new patch?

Usually after about 24 hours, once the asphalt has cooled all the way through. Keep loaded trucks and dumpsters off it for longer. We tell you exactly when each area is ready before we leave the site.

Will the repair be a different colour to the rest of the lot?

Yes, at first. New asphalt is black and the old surface around it has faded to grey, so a fresh patch always shows. It weathers closer over the first year, and a seal coat across the whole lot evens it out.

Do you repair gravel and stone parking areas too?

We do. Stone lots get regraded, low areas filled and fresh stone added where it has thinned out or washed away. It is a different job from asphalt repair, and we price it on what the surface actually needs.

Do you repair lots outside Federalsburg?

Yes. We cover Caroline, Dorchester, Talbot, Queen Anne's, Wicomico and Anne Arundel counties in Maryland, plus Sussex County in Delaware. Cambridge, Easton, Salisbury and Denton are all inside our normal working range.
