How a lot gets laid out

On a re-stripe we usually follow the layout that is there, since the old lines are still readable and your customers already know it. On new asphalt or a redesign it starts with a tape measure and a chalk line. A standard stall runs about nine feet wide and eighteen deep, with a drive aisle wide enough to back out in one move, wider where trucks turn. Angled stalls fit more cars on a narrow lot, but they only work one way, so the arrows have to agree with them. We chalk the whole thing and walk it with you before any paint goes down, which is the same care we put into the paving underneath.

What about ADA accessible stalls?

Any lot open to the public needs accessible stalls, and the number goes up with the size of the lot. Each one needs a marked access aisle beside it so a door or a ramp has room to open. Van accessible stalls need a wider aisle again, plus a sign that can be seen with a car parked in the space. Those stalls also belong on the shortest route to the door, on ground that is close to flat. The federal standards are published at ADA.gov, and we lay out the stalls, the aisles and the symbols to match them.

What paint do you use and how long does it last?

Traffic paint made for asphalt, put down at a proper film thickness rather than a thin pass that looks fine wet and is gone by spring. Fresh asphalt gets two coats, because newly laid pavement drinks the first one. On a lot that needs more than paint, parking lot repair comes first. On a normal business lot, lines hold up one to two years before they start to fade, sooner in the drive aisles and at the entrance where tyres scrub. Paint also lasts far longer on a sealed surface than a raw one, so most lots get sealed and striped on the one visit.

When can a new lot be striped?

New asphalt wants about 30 days before it takes paint or sealer. The mix has to cure and give off its oils, and paint over green asphalt lifts and smears. If a business has to open sooner, we can put down a temporary layout and come back for the permanent lines once the surface is ready. Re-stripes are simpler. We sweep and blow the lot, chalk anything that has moved, then paint on a dry day with no rain in the forecast for a few hours. How long does striping take to dry?

Traffic paint is usually dry to walk on within an hour and ready for cars in a few hours, depending on heat and humidity. We cone off sections so part of the lot keeps working while the rest dries.

Can you stripe over faded old lines?

Yes, that is most of what we do. We sweep the lot, follow the layout that is already there, and put fresh paint over the old lines so nobody has to relearn the parking.

Do you paint arrows, numbers and no parking areas?

We do. Directional arrows, stop bars, numbered stalls, no parking hatching, loading zones and fire lane markings are stencil work, and they go down on the same visit as the stalls.

How many accessible stalls does my lot need?

It depends on the total number of stalls, and the federal standard sets it out on a sliding scale. We count your lot, then lay out the accessible stalls, access aisles and signage to match.

Should I sealcoat before striping?

Yes, in that order. Sealer covers the whole surface and would bury fresh paint. We seal, let it cure, then chalk and stripe, which gives the paint a clean surface to grip onto.

Do you stripe churches and small business lots?

Yes, plenty of them. We work residential and commercial across the Shore, and a small lot is usually a single morning, often on a weekday when the property is quiet.
